When you search via the postcode you can see what properties have sold nearby and the best thing is for what, this is a great tool for giving you a rough valuation, other things though that must be taken into consideration are:

Property type: A detached house will be of greater value than a terraced or semi detached, an ‘End of Terrace’ property would be worth more than a mid terrace etc. In some area bungalows can also hold a premium.

Location: Properties can be worth more If they are situated in a quit area, nearby shops and amenities, near local trasnsport links etc, parking, south facing garden etc. Views are also sought after and hold a premium.

You will also have to consider what improvements you have made to the property, remember though you might not get back all the money you have invested in the property.

2. Viewings
Viewings are easy to do, you know your property better than any agent so you are best qualified to conduct the viewing. Think about it first, what order are you going to show buyers round, show the best rooms first or last. Get listed on Rightmove.co.uk
There are ways that you can get listed on rightmove but without using a local estate agent, they are called Online estate agents, one very popular website that has been operating since 2001 is called MyPropertyForSale.co.uk, they charge £299+vat to list your property for 365 days on rightmove, zoopla, primelocation and findaproperty. This is massive exposure and will generate lots of interest for your property. A for sale sign is £20+vat and they handle all calls 7 days a week, you still do the viewings yourself though, this is surely the future of estate agency.
